Should I Buy on Lake Oconee or Lake Sinclair?

Considering buying a house on Lake Oconee or Lake Sinclair and wondering what the key differences are? Both are reservoirs located in central Georgia, and while they share some similarities, they also have distinct differences. Here are some key differences between Lake Oconee and Lake Sinclair:

1. Size:

- Lake Oconee is larger in size compared to Lake Sinclair. Lake Oconee covers approximately 19,050 acres, while Lake Sinclair is smaller, with an area of about 15,330 acres.

2. Purpose:

- Lake Oconee was primarily created for hydroelectric power generation and as a water supply reservoir. It has a more pronounced focus on recreation and is surrounded by upscale residential communities and golf resorts.

- Lake Sinclair, like Lake Oconee, serves as a reservoir for hydroelectric power, but it also has a stronger emphasis on recreation, particularly fishing.

3. Development and Communities:

- Lake Oconee is known for its upscale residential developments and golf communities. The lake has attracted real estate development, leading to the creation of high-end homes, resorts (including the famed Ritz-Carlton), marinas, and six (soon-to-be-seven) golf courses around its shores.

- Lake Sinclair, while having residential areas, is generally considered more laid-back and less developed than Lake Oconee. It has a mix of full-time residents and weekend or vacation homes. It does have access to The Club of Milledgeville which has a member-only golf course, clubhouse amenities, and very popular and open-to-the-public restaurant named Aubri Lane’s.

4. Water Levels:

- Lake Oconee tends to maintain more stable water levels throughout the year. The water levels are often regulated to meet the needs of hydroelectric power generation and water supply.

- Lake Sinclair may experience more fluctuation in water levels, influenced by factors such as rainfall and water release for power generation.

- Both lakes tend to maintain their water levels to within 12-18 inches at any point throughout the year.

5. Fishing:

- Both lakes offer fishing opportunities, but Lake Sinclair is often considered more of a fishing destination. It is known for its diverse fish population, including bass, crappie, catfish, and more.

- Lake Oconee also has fishing opportunities, but its reputation is more associated with upscale recreation and golf, rather than being a dedicated fishing lake.

6. Location:

- Lake Oconee is situated slightly north of Lake Sinclair. They are both in close proximity to each other in the central Georgia region. While they share the same water, they are separated by Wallace Dam. You cannot traverse the lakes via boat as the dam serves as a divider.

7. Recreation and Activities:

- Both lakes offer recreational activities such as boating, water sports, and swimming. Lake Oconee, with its golf resorts and upscale amenities, caters to a broader range of recreational interests beyond water activities.

- Lake Sinclair has a more relaxed and casual atmosphere, making it a popular choice for those seeking a simpler, nature-focused recreational experience.

8. Docks and Boathouses:

- Lake Sinclair takes the prize here with its covered framed-roof boathouse structures. Single slip, double slip and max dock options are available.

- Lake Oconee does not allow framed-roof boathouses and therefore is restricted to flag docks that have boat lifts and fabric canopy covers.
